What Do You Want and Need in a Home?

Finding a new home can be exciting. But deciding what you truly want and need-and can afford- can be challenging. Making these decisions begin with setting priorities among many different preferences. Most homebuyers invariably face trade-offs. Your buyer's representative can play a key role in helping you sort out your options. He or she can also offer important insights specific to your local market. 

Here are many of the considerations you will want to discuss:

BASIC HOME FEATURES
*Do you prefer a single-family detached home, townhome, condominium, or other type of property?
*Desired number of bedroom and bathrooms
*Preferences regarding kitchen, dining, family rooms, etc. and preferred home layout
*High priority home features, such as kitchen appliances, fireplace, etc. 
*Other types of rooms needed(e.g., a home office or hobby space)
*Storage spaces(closets, basement, an outdoor shed, etc.)
*Need for a garage or parking space

OTHER HOME PREFERENCES
*Ranch, two story, split level, etc.
*Age and style of home
*How important is energy efficiency or other green home features?

NEIGHBORHOODS/LOCATION
*Commuting considerations
*Proximity to desirable features(such as school, hospital, exercise facility, etc.)
*Views-how important is it to find your ideal view(overlooking a park) or avoid a bad one(a busy highway)?

LOT CHARACTERISTICS
*Size and shape including back, front and side yards
*Landscaping considerations- need for play areas, privacy, patio space, decking, etc.
*Home orientation- is it important for your home to face a particular direction?

LIFE AT HOME
*If you will be sharing your home with children, pets, live-in parents or others, how does this impact your house preferences? Both now and in the future?
*Proximity to neighbors

*Homeowners association fees?
*Property taxes

TRADE-OFFS
*How much do you want to invest in a home beyond the purchase price, either financially or in terms of sweat equity, if you can't find exactly what you want?

The Dos and Don'ts When Buying a Home:

Build Your Credit: Make sure you keep your credit card accounts low, do not open any new accounts and stay current on your payments.
 
Strengthen Your Credit Score: The higher your credit score the better rate you can get. A score between 680-720 can get you a good deal. A score above a 750 will get you the best rate on the market.
 
Save Save Save: Save enough money for a down payment and closing costs. An FHA loan down payment typically runs 3.5%-10% of the loan amount with a score of 500 or higher. Closing costs are different with each purchase but we can give you a better idea once we start the process. Exceptions to each of these, VA loans require no down payment and you can always negotiate for sellers to pay all or some of your closing costs. Do not spend the money you have set aside until the entire transaction has been completed.
 
Get Pre-approved: Find a lender in your area and make sure you are happy with your choice. Getting pre-approved does not take long at all and its the first step in finding your new home. Your lender will tell you if there is anything else you need to do with your credit and tell you how much the bank will loan you.
 
Stay Comfortable: Figure out how much house you can afford comfortably. Calculate your mortgage payment with increased expenses(taxes, insurance and increased or extra utilities) savings, and entertainment.
 
Connect with a Real Estate Agent: You want to find a professional who will negotiate on your behalf and protect you during the entire process of purchasing your home.
 
Keep Stable: Stay at your current job and do not switch banks. Lenders are looking for stability, with stability they know you are less likely to default on your loan.
 
Stay Away from Financing: While you are in your loan process, do not buy a new vehicle. This means a car, a truck, a van or any other form of transportation that you have to finance. Do not buy any furniture especially that you have to finance. You want to keep your debt-to-income ratio as low as possible.
 
DO NOT: Co-sign a loan for anybody, even if you never make a payment on the loan it still effects your debt-to-income ratio. Also do not make any large or cash deposits into your banking account without speaking with your lender first.
 
Buy a Home You Love: Take your time and make sure you are happy.
 
Savings: Make sure you build a healthy savings account on average you will spend about 2.5% of your home value yearly on maintaining your home.

Military Relocation to the Hampton Roads

As a 12 year Army vet, I realize the stress of picking up a family and relocating to an area, where you know noone and nothing about the area.  Can anyone express any concerns about getting ready to relocate and what your fears are?

  With today's internet and search engines, there are many resources out there, for information.  Does anyone have any useful links, which I can use to assist our military famlies?  I have links for schools and things to do, but maybe you can provide something that would be more useful to our military Families.  Thanks for helping!!!

Should I Buy a Home Now?

I'm often asked if this is a good time to buy a home. Some clients are concerned that home prices may fall further than they have already. They are assuming that the best course of action is to wait for the bottom in the market and then buy. The problem with this approach is that you don't know where the bottom is until you see it in the rear view mirror, meaning until you've missed it!

Home prices are one factor in determining your cost of ownership, but so are interest rates and financing availability. Even though interest rates have gone up in the last six months, they are still near historic lows. Since your monthly mortgage payment is a combination of paying down your principal and paying the interest owed, if home prices come down a little further but interest rates up, it could cost you even more to service a mortgage on an identical home!

While a home is a major investment, it is also the center of your personal life. It's important to live in a home that reflects your taste and values, yet is within your financial "comfort zone." To that end, it may be more important to lock in today's relatively low interest rates and low home prices, rather than to hope for a further break in prices in the future.
